Coronado's Iconic Oceanfront Community
Coronado Shores Real Estate
Oceanfront Living. Unmatched Views. A Coronado Legacy.
More Than a Condominium. A Lifestyle.
With the Pacific Ocean immediately outside your door, resort-style amenities, private beach access, tennis, pools, a fitness center, social facilities and sweeping views stretching from Point Loma to San Diego Bay and beyond, Coronado Shores offers a lifestyle that is difficult to duplicate anywhere in Southern California. For buyers, Coronado Shores isn't simply about purchasing a condominium — it is about choosing the right tower, the right floor, the right orientation, the right view and the right residence within one of Coronado's most distinctive communities.
Why Coronado Shores?
There are few residential communities where you can combine direct oceanfront access with resort-style amenities, gated security, and walkability to the Hotel del Coronado. The Shores occupies approximately 32 acres of prime oceanfront property immediately adjacent to the Hotel del Coronado.
The 10 Coronado Shores Towers
One of the most important things a prospective buyer should understand is that Coronado Shores is not one building. It is a community of 10 individual condominium towers, each with its own identity, floor plans, orientation, association and building characteristics.
Cabrillo
1730 Avenida del Mundo
Completed in 1970, Cabrillo was the first tower constructed at Coronado Shores. Its distinctive diagonal orientation creates interesting views in multiple directions — Pacific Ocean, Point Loma, San Diego Bay, Glorietta Bay, the Coronado Bridge and downtown skyline views depending on the residence.
La Sierra
1720 Avenida del Mundo
La Sierra occupies a particularly desirable position near the Hotel del Coronado. Its location provides residents with exceptional proximity to the beach, Hotel del Coronado, restaurants and Coronado's coastal lifestyle. The tower has undergone significant improvements over its history.
Las Palmas
1760 Avenida del Mundo
Las Palmas is the third tower in the Coronado Shores development. Like the other towers, its individual residences offer different orientations and views, making the specific unit's position within the building an important consideration when evaluating value.
Las Flores
1770 Avenida del Mundo
Las Flores is an oceanfront tower with residences offering varying perspectives toward the Pacific Ocean, San Diego Bay and the downtown skyline. Its direct connection to the Shores' beachfront lifestyle makes it a popular choice for buyers seeking an oceanfront Coronado residence.
El Camino
1830 Avenida del Mundo
El Camino is one of the community's prominent oceanfront towers. Its residents enjoy access to the full range of Shores amenities, including pools, tennis, fitness facilities, Beach Club activities and the beach.
La Playa
1710 Avenida del Mundo
La Playa is positioned directly along the oceanfront. West-facing residences can offer expansive Pacific Ocean views, while other orientations can capture views toward San Diego Bay and the surrounding coastline.
La Perla
1780 Avenida del Mundo
La Perla is one of the 10 residential towers that make up Coronado Shores. As with every Shores tower, the specific residence matters enormously — floor, orientation, remodeling, balcony, view corridor and location within the building all influence desirability and value.
El Encanto
1810 Avenida del Mundo
El Encanto offers residents the classic Coronado Shores experience: oceanfront living, beach access, resort-style amenities and panoramic coastal views. Its position within the Shores campus provides convenient access to the community's recreational and social amenities.
El Mirador
1820 Avenida del Mundo
El Mirador occupies a prominent position within the Shores. Its residences can offer sweeping views of the Pacific Ocean, San Diego Bay, Coronado, the Coronado Bridge and downtown San Diego. Higher-floor residences can provide especially dramatic panoramic views.
La Princesa
1750 Avenida del Mundo
Completed in 1978, La Princesa was the tenth and final tower constructed at Coronado Shores. Its distinctive design provides residences with broad views in multiple directions — Pacific Ocean horizons, San Diego Bay, the Coronado Bridge and the San Diego skyline.
Resort-Style Amenities
Life at Coronado Shores goes well beyond owning a condominium. The community offers approximately 1,800 feet of beach, four oceanfront pools, seven tennis courts with pickleball, a Health Club, and the private Beach Club — a resident-oriented social facility with a bar, live music, community events and oceanfront sunsets.
Four Oceanfront Pools
Cabrillo, El Camino, Beach Club and Roeder pools offer different environments including recreational and quieter settings.
Tennis & Pickleball
Seven tennis courts along the beachfront community, with pickleball designated on Court #6.
Health Club & Fitness
A full Health Club with exercise equipment and wellness amenities for residents.
Private Beach Club
A resident-oriented social facility with a bar, live music, community events, sports viewing and oceanfront sunsets.
Roeder Pavilion
A unique gathering and event space that can be reserved for private events and celebrations.
24-Hour Security
Controlled access, security kiosk, doorperson service and round-the-clock patrol for resident peace of mind.
Buying at Coronado Shores
I Help Buyers Look Beyond the Condo Itself.
When purchasing at Coronado Shores, the question shouldn't simply be which condo is for sale. The better questions are: Which tower? Which floor? Which orientation? What is the view? What is the condition of the unit and the building? What are the HOA finances? Those details can make a significant difference when determining whether a property represents a good opportunity.
- Which tower?
- Which floor?
- Which orientation?
- What is the view?
- What is the condition of the unit?
- What are the HOA finances?
- Are there upcoming assessments?
- What are the rental rules?
Selling at Coronado Shores
Selling a Shores condominium requires more than putting a property on the MLS. Buyers are comparing your residence against other units throughout the community. Your marketing should communicate the tower, floor, orientation, view, square footage, remodeling, balcony, parking, storage and HOA information — and the view should be marketed as part of the property.
"A photograph of a living room isn't enough. The marketing should show what the owner actually experiences: the ocean, the beach, the sunsets, the skyline, the coastline, the lifestyle."
Understanding the HOA Structure
One of the most important things buyers need to understand is that Coronado Shores is not governed by one simple HOA. Each of the 10 towers has its own condominium association. The Shores' shared amenities and common areas are managed separately through the community's Landscape & Recreation organization. That means buyers should evaluate both the individual tower and the Shores community before purchasing.
HOA dues, assessments and rental policies can change. Buyers should verify all current information for the specific tower and residence before making an offer.
A Coronado Legacy
Construction began in 1970 with Cabrillo, the first tower. The remaining towers were constructed over the following years, with La Princesa — the final tower — completed in 1978. The development occupies approximately 32 acres along the oceanfront and was built on the historic site associated with Coronado's Tent City. The City of Coronado later adopted its 40-foot height limit in 1972; Coronado Shores had already been approved and was exempt. This is one reason the Shores is so unique: you cannot simply recreate another development like it in today's Coronado.
